Short-term rentals are being pushed toward hotel-style standards. Here is what the 2026 changes mean for your Garden Route holiday home.
Owner GuideIs a Garden Route Holiday Home Still Worth Letting on Airbnb in 2026?

More homes are chasing the same guests. The latest George figures, who is booking, and what separates the homes that still earn well.
Yes, but only for well-run homes. In George Municipality, which includes Wilderness, the number of holiday rental listings grew 21% in the year to July 2026 while occupancy stayed flat at 30%. More homes are now sharing the same guests, so returns depend on standing out, pricing week by week and keeping costs under control.
What do the latest George holiday rental numbers say?
- Holiday rental listings: up 21% year on year
- Average occupancy: 30%, flat on July 2025
- Average length of stay: 2.7 nights
- Most common booking window: 0 to 21 days before arrival
- George Airport arrivals: up 21% on 2019 levels

Visitors are coming: airport arrivals are well above pre-Covid levels. The pressure comes from supply. New listings are arriving faster than new guests, which pulls down the average.

Who is booking holiday homes on the Garden Route?
- Mostly South Africans. Roughly 70% to 76% of guests are domestic, and Cape Town is the biggest source city by far, followed by Johannesburg, Pretoria and Gqeberha.
- Europeans in summer. Germany, the UK and the Netherlands lead international demand. January to April is Wilderness's high season for international travellers.
- Saudi Arabia in winter. Saudi visitors are a growing winter market, from May to September.
- Last-minute bookers. Most George bookings are made less than 3 weeks out. Festive season and long weekends are the exception, often booked 4 to 9 months ahead.
Why average occupancy hides the real story
A 30% average includes every listing: the well-run ones and the ones with old photos, slow replies and stale prices. The bar at the top is high. In our September 2026 review of the top 49 Airbnb listings in Wilderness, 40 carried Airbnb's Guest Favourite badge.
Short stays add pressure too. At 2.7 nights a stay, a busy home turns over two or three times a week. Each turnover needs cleaning, linen, an inspection and a check-in. Nationally, operating costs run at 35% to 55% of gross rental income, and most of that is turnover work.
Five questions to ask before you let your holiday home this season
- How many December and January nights do you want for yourself? Block them now, before the calendar fills.
- Does your body corporate or HOA allow short-term letting?
- Is the home guest-ready: quality linen, backup power, fast Wi-Fi and photos that match reality?
- Who handles a turnover on a Sunday morning, or a guest locked out at 10pm?
- Are your festive and long-weekend rates loaded already? Those guests are booking now.
Self-manage or use a holiday rental manager?
Self-managing works if you live close by, have time every day and enjoy guest messages. If you live in Cape Town or Gauteng, or simply want the income without the admin, a local manager usually pays for itself through higher rates and fewer empty nights.
Peak Management has managed holiday homes in Wilderness since 2019. We handle listings, weekly pricing, guest messages, check-ins, professional cleaning, linen and inspections, and you see every booking in a live report.
Frequently asked questions

It can be, for homes that are well presented, priced weekly and managed closely. Average occupancy in George is 30%, and the best-run homes do much better than the average.
What occupancy can I expect for a holiday home in George or Wilderness?
The George average was 30% in July 2026, the quiet season. Summer, festive season and long weekends run far higher.
When do guests book for December on the Garden Route?
Festive season guests often book 4 to 9 months ahead, so December rates need to be set by mid-year.
Where do Garden Route holiday guests come from?
About three quarters are South African, mostly from Cape Town and Gauteng. Germany, the UK and the Netherlands are the top international markets.
